The building contract every domestic job should have — and why clients sign it

A handshake and a quote is not a contract. For domestic building work, a short, clear contract protects your payment and ends disputes before they start. Here is what to put in one, and how to get a homeowner to sign it without friction.

Plenty of domestic building work still runs on a quote, a handshake and good intentions. It works right up until it doesn't — a client queries a stage payment, a scope disagreement turns into a standoff, or a job goes quiet with money owed and nothing on paper to point to. A short, clear contract is the cheapest protection a builder can put in place, and it does far more for the client relationship than most builders expect.

Why a contract helps you win, not just protect you

Builders sometimes avoid contracts because they worry it looks heavy-handed or slows the job down. In practice the opposite is true. A homeowner spending tens of thousands of pounds in their own home is nervous, and a builder who offers a clear written agreement reads as professional and safe — the same instinct that makes them choose one builder over another. The contract is reassurance for both sides, not a threat.

What a domestic building contract needs to cover

  • The scope. What is included, and — just as important — what isn't. Most disputes are really scope disputes in disguise.
  • The price. The agreed contract sum, and how it is broken down.

  • Retention, if any. A percentage held back and released after snagging — fair for both sides.
  • How changes are handled. That variations are agreed and signed before the work happens, so the final figure never comes as a shock.

It does not need to be twenty pages of legalese. For most domestic work a plain-English document that covers those points, that both parties can actually read and understand, is worth more than a dense template nobody looks at.
